If the previous owner has not made many improvements to the property but is selling it for substantially more than they paid for the home a few years ago, the home may not be a good investment. Similarly if the price of the home relative to similarly sized properties in the area is low, it may be a good investment.

Even better when they are a professional in the trades such as construction, electricity, plumbing - someone who familiar with evaluating properties and knows better questions to ask than you might.
